Finding Sellers’ Contact Information

Have you ever been past a property and wondered who owns it? It is crucial to be able to figure out who owns an off market deal so that you can reach out to them and see if they want to sell. This may sound like a complicated matter but don’t be intimidated, it’s actually pretty easy. In this post I am going to share with you how I go about finding sellers’ contact information.


The first and best place to go to is your county’s website. You want to look for something along the lines of “property search” or “property access.” Here is an example of what to look for:


Most counties will give information away completely for free. The county I am currently looking to invest in only gives the owner’s name, the parcel ID, the assessed value, amount of acres, and the neighborhood. The rest of the information on the property can be accessed through having an account that costs a monthly fee. I wish the county gave me more information but it still gives me some great information that I will talk about later on in the post. On the other hand another county that I considered investing in gives away all of the information for free. Here is an example:



If your county is like this then you're all set to go ahead and use that information to reach out to the owner. If yours is like mine, don’t worry there is another way around this. To find more information about the seller you want to use the basic information given from the county. The name is the most crucial piece to have. You’ll go to another website where you can search people’s names to find out their phone number. My personal favorite is https://www.fastpeoplesearch.com/. With this website you will search the name of the owner to find out their phone number. You will want to verify that this person has a relationship to the property before reaching out to them. You can do this by checking if that address or one in the same town is on the list of current or past addresses.


What to do if the property is owned by an LLC

If the property has an owner listed as an LLC then there is another step involved. You could try and call/text the number listed if it is given but this will not always be there. What I do when this happens is I will look up the name of the LLC with the town and state into Google. This will typically give you the owner of the LLC or the agent. You can then look up this information as before and contact them.
