January 2023 Update

In this post, I want to give an update on where I am at with accomplishing my 2023 real estate goals. This one isn’t going to have much educational information. Instead, it will let you know where I am at in my journey to achieving my goals. I hope that this shows some transparency with where I am at and will hopefully encourage you to continue to work towards your goals.

Recently, I have been using my Google Phone number a lot to contact owners. I wrote a blog post on Google Phone numbers that I highly recommend you check out if you are not currently using one in your own business. I have reached out to a total of 18 different owners so far. They have been a mix of properties for rent or properties are close to where I want to invest. I have targeted properties for rent, especially ones that have been on market for a while, in the hope that the owner would be interested in selling.

My results have varied so far in the first 21 days in the month. Out of the 18 messages, I have heard back from 8 of them at the time of making this post. All of which have been no’s so far. Despite getting back no’s, I am actually pretty happy with the results from the standpoint that I got a message back. So far, texting has proven to be more successful than sending a written letter where I had no responses back.

One thing that I really like about texting is that it is pretty easy for me to do. I made a list of homes, found the owners, got their contact information, and sent a text. I sent the same message over and over again and just changed the address and the owner’s name. Here is one of the messages that I sent.

Another piece of action that I have taken has to deal with financing. This week, I had a phone call with a lender to talk about the different options that my partner and I will have to work with. The call lasted for 30 minutes and I got some really good information. I now know about multiple different options that will be available to use. I also built a great relationship with the lender during this call.

So far January has been a great month. I have accomplished a lot of things and I’m moving closer to purchasing my first deal. I hope you have started the year off strong and continue to do great things as time goes on!
