March 2023 Update

March was a month full of building relationships with investors.


Early in the month, I had the opportunity to take photos of another house for an out of state investor. While taking photos of the house I had the chance to speak with the owners who were looking to downsize. The couple were actually investors themselves and owned 9 homes. They spoke about the power of owning property and how they have been able to give back to their community and provide for their family. The couple owned houses and rented them out at a very affordable price for low income earners to live in. The houses were safe and well maintained. By owning these houses the couple was able to give back to the community by providing this service. I really enjoyed talking with these two and am grateful for the experience.


This month I also had the opportunity to help a local investor move some furniture into a MTR he is setting up. After moving in the furniture, he showed me around the home. It was a gutted shotgun style home that had gone down to the studs and renovated to perfection. The property was a 3 bedroom 1 bathroom that he planned on renting by the room to traveling nurses. Each room had its own lock to guarantee privacy for each person. The property was renovated in a such a way that would be good looking for years to come. One thing he was sure to point out was the cost of decorating a furnished MTR. It is not cheap to do this because all of the little things add up quickly. However, it is necessary to have such decorations as they will attract tenants.


I talked with the investor about systems as this was his 3rd MTR. He now has a premade list on Amazon where he just orders everything in one go. He knows exactly what he needs and gets just that. This has made setting up each rental a ton easier for him.


On my own investing side, I am continuing to search daily for a property to purchase. I have not found one yet but will continue on my diligent search.
