My First Direct Mail Experience

In a previous post, I wrote about direct mail marketing and how powerful of a tool it can be. I truly believe in the words that I wrote and have heard the success stories of other investors using this strategy. For this reason, I went ahead and tried direct mail marketing for myself and I would like to share the process here on the blog.


To begin, I would like to share a little about the house. It was a smaller 2 bedroom 2 bathroom home in a great location. The house was located only a couple of blocks away from the college that I am going to and I knew it would be a great college rental.


I had noticed the house while out for a run one day. The yard was overgrown and the bushes were very tall and unkept. I also noticed that there were no lights on in the house and there was no car in the driveway. To top it all off, there was mail overflowing out of the mailbox.


I recognized that these factors could mean that there was either no one living there or the owner was in distress and could not keep up with the property. This would be an excellent opportunity to come in as a buyer and offer a solution to the problem that the owner was experiencing.


After seeing this house, I went home to look up who the property owner was and some other details about the home. I found the owner’s name and upon further research was able to find that it was an elderly person who owned the home. I also found out that the property had last sold in 1997. Based on this information, I concluded that this would be an excellent home to send a letter to and to see if they were interested in selling.

I dropped the letter off a little over a month ago and have not heard any response yet. Even though I have not heard back, I am not going to give up. Sometimes these things take time and that is what I will give the owner. In 3-5 months, I will reach back out and kindly express my interest in purchasing the home. Ultimately, if this deal does not pan out, then it is no big deal. I will keep working and search to find my next deal.
