So far direct mail marketing has not been super successful for me. With the letters that I previously sent out, I have not heard anything back from the owners of the home. After doing some more thinking, I realized I was going to have to step up my game if I wanted to purchase a property. I continue to search Zillow each day only to find no deals within my specific area that will work as a good house hack. This is why I want to push harder in my search for off market deals.
What I have been doing up until now has not been effective. Honestly, it makes sense that I have not gotten a deal because I have not reached out to enough homes. Direct mail is a numbers game and I only reached out to a select few houses.
I decided to switch up my message a little bit and create some letters. Here is the message:

Another thing that did not seem to be helping me at all was writing these letters by hand. It took a lot of time and effort to do this and was not bringing out any results. With each letter, I was writing to a specific house and owner. In light of these issues, I decided to go ahead and print my message so I could immediately have a lot of them. I also went through and highlighted my phone number and email so that they stuck out to the potential sellers.
I still decided to write the words “Owner of House” on the front by hand so it gave it a more personalized touch and incentivized the person to open the letter.
After finishing my letters I went to the street right across my campus where the homes are not owned by the school and went up to each house and dropped off a letter. I ended up dropping off about 20 letters.
After 3 days, I have heard back 1 response so far. It was a no but nonetheless was still a response.
I encourage anyone to scale up their efforts in working towards their goal. Work hard and results will follow.
