Setting the Stage: Essential Preparations Before Tenant Hunting for My MTR

In the coming weeks, I will begin searching for my first tenant in an MTR that I am managing. Before finding this tenant I am still in need of a few things to make this rental work seamlessly. In this post, I’d like to cover where I am at in the process and what is still needed.


Photos

One of the first things that I is on my list is to get professional photos taken of the property. I know that getting photos professionally done will pay off big time in the future. Their expertise and higher quality equipment will make the unit shine and will most definitely be better than what I could shoot on my phone. With great photos, I know I will be able to attract great tenants in a short time period.


Cleaner

The next thing on my list is to find a cleaner for the unit. I need someone that will be able to clean the unit every time after a tenant moves out. They will need to be used on varying dates depending on when the tenant's move out date was. This cleaner will also need access to a phone so they can take a video of the cleaned unit. They must also have access to a washing machine for the linens in the unit. This leads right to the next objective on my list.


Secondary Linens

I already have one set of towels and sheets but need more so the cleaner can stock clean linens and take away the dirty ones to be cleaned. There will be a max of 2 people living in the unit so I believe I will need two sets of 4 towels, 2 queen set sheets, and 2 kitchen towels.


Handyman

The next thing that I am in search of is a good handyman. We need this person to be able to solve/figure out a solution for any mechanical issue within the property. This would be for a leaking toilet, an electrical issue, etc. This person will do the work so I do not have to go to the property. This will help me in creating a system so managing the MTR is a breeze.


I am really looking forward to managing this rental. It will be a fun and new experience that is kickstarting me on a journey that will last the rest of my life. This is just the begging and I am so excited for the future.
