Timing the Market

We’ve all heard the statement “I’m going to wait to buy until the market cools off some” or “Don’t you know the market is at its peak? It will only be a short time until a crash comes!” People are constantly giving their two cents on what they think will happen in the real estate market. The problem is that this so-called advice is just an opinion and it is not based entirely on facts. This is why it is crucial for any aspiring real estate investor to gather their own data and make a decision based on that information.

Unfortunately, there are many people who will listen to the advice of others and will not take action. These people will never take action or will wait years before they purchase their first deal. A lot of people will never buy simply because they’re just waiting for the price to come down. These people will have missed out on years of potential profit from their real estate investments and will never gain the knowledge of purchasing their first deal.

When is the right time to buy?

So you may be asking when is the right time to buy and I would answer now. Yesterday was a good time, today is a good time, and tomorrow is a good time. It is always a good time to buy real estate because there is always a deal out there. It may be difficult to find but as they say, anything worth having takes hard work. If it were easy, everyone would do it and that is why there are so many Americans on the sideline, never starting their investing journey.

What matters is that the numbers work. Find a property, analyze it, and see if it cash flows. If it does, then you just found yourself your next property to go after. But if not, don’t worry, go out and search again. There is always another property out that will meet your buying criteria and that is why I love real estate.

I want to conclude this by stressing how it is always a good time to buy real estate. People became rich by investing in the downturn and they did it by running the numbers and being smart. People also got rich at the peak of the market and they also did it by running the numbers and being smart. FACT: There is a deal out there for you to buy, it just may take a little digging to uncover.
