What I do as an Intern for a Real Estate Company

This summer I have an internship with a local real estate agent team called Roots Realty Co. In this post, I am going to cover all of the tasks that I do during the internship.

Deal Analysis

The main thing that I do for Roots is deal analysis. I primarily work for 2 agents doing the analysis for their clients. We have a website called Notion that tracks all of our clients. I will go on there to find the client and see their criteria. From there I will search the MLS for deals, find their rental rates on Rentometer, and then run the deal through the BiggerPockets deal analysis tool. If the deal pencils out, I will take the data and enter it into a document that will be sent to the client.

Lead Generation

I’d say the second biggest part of my job is lead generation. Mostly, I will do this on BiggerPockets by answering people’s questions who are looking to invest in the Indy market. I have actually gotten a solid amount of people to set up intro calls with our team. I have also done lead generation on LinkedIn but we found that we were not getting the best leads on there. It became more of a waste of time for what we are looking for right now. That being said we do have plans to adjust this in the future to sort out the more qualified leads.

Run/Find Comps

Another task I have is to find comps for rehab projects that some of our clients will potentially take on. I will go onto the MLS and set a search for properties that sold within 180 days and within a near distance of the home we are looking at. I will find ones that are fixed up and of similar bedroom/bathroom count and similar square footage. After finding multiple homes I will have a good idea of what a fixed up property sells for in that area.

Client Calls

Recently, I have been joining in on some of the client’s calls to learn how to handle the situation. I have done a couple of these with the agents and they went well enough that I could take on a client of my own. This past week, I had my first ever one on one Google Meet with a client and it went super well. I think that I asked all of the right questions and that I will have no problem finding this client deals.

So far this internship has taught me a lot. I am really excited for these next couple of weeks as I take on more clients because it provides me the opportunity to make some money. I plan on walking away with this internship with the rest of the tools and money needed to purchase my first deal. I’m really looking forward to the near future! Some great things are just around the corner.
